We will fund up to 90% of the purchase price or up to 75% of the after repair value. Down payments are 10% – 25% of the purchase price plus rehab costs, depending on experience level. With at least 4 proven flips, you qualify for 90% of purchase prices; 1-3 flips is 85%. First time investment 80%.
What loan terms do you offer?
Fix and Flip bridge loans are structured as 1-year loans while Rental income property loans and refinancing may be for 5, 7, 10 or 30 years.
How much can I borrow?
A minimum of $75,000 and a cap of $5,000,000. We will consider higher amounts on a case by case basis.
What are the interest rates?
We use a loan grading scale and the rates can be as low as 5.99% up to 12%. All stated interest rates are annualized. For your next project, get a free estimate.
What is the origination cost?
Origination is 2%-4% of the loan amount including rehab funding, if applicable, with a minimum $3,500 origination.
Any other transaction fees?
There is a fee for a property valuation and report ($350), Underwriting and Legal ($1,200) and a Broker Fee ($495). The property valuation is paid upfront and all other fees are paid at closing.
What projects do you finance?
We finance all residential properties that are unoccupied in the United States.
We request company articles of organization, copy of a driver’s license, experience worksheet, scope of work, credit authorization and any active leases (if property is occupied).
